Bulgaria Property


Bulgarian property boomed before EU entry in 2007, since then prices have fallen heavily. Taxes are generally low and mortgage finance had been ahead of its time compared to its neighbours. Rentals and property sales in Sofia are still a little weak though we have a full Buglarian property management service there to take care of all the details.


Bulgaria property market overview

The Bulgarian property market was billed as one of the best property investment opportunities in the world over the last 5 years. The coastal and ski resorts, in particular, became heavily oversold and are now suffering greatly. Sofia suffered to a lesser extent. The huge boom in Bulgarian property has naturally been followed by a bust. In the short term the outlook is tough, but medium term Bulgaria, we expect, will again perform well.

Bulgaria Property Investments

Bulgaria Economy

The Bulgarian economy grew well until the global slowdown of 2008. It had reduced taxes and attracted investment. The Bulgarian economy is generally on the right road but naturally will take some time to catch up with western Europe.

Bulgaria Property Prices

In the lead up to EU entry (ie 2004-2007) property prices in Bulgaria boomed and were some of the highest in the world. Since 2007 the Bulgarian property market has come crashing down, with prices falls of over 30% per annum. By the end of 2009 prices have somewhat stabilised but remain weak.

Bulgaria Property Tax

Bulgaria has a fairly low tax regime with many of the main taxes at only 10%. When it comes to buying property the taxes are relatively low at 2% though VAT on new builds is 20%.

Bulgaria Mortgages

Bulgarian banks have toughened up their lending criteria in the wake of global financial crisis. Typically 70-80% LTV is obtainable, 20-30 year terms with current rates from 7-8%+. Theoretically it is possible to obtain a Bulgarian mortgage if you are self employed.

Bulgaria Rental Market

Rentals in the Bulgarian ski and coastal resorts are almost non-existant. Rentals in Sofia remain slightly weak due to the large supply on the market.
