Property Management services
The management of a foreign property can be a real hassle and headache for landlords - a good management agent is essential, this is no different in Bulgaria.We provide a full Bulgarian property management service for landlords.
- In Sofia we charge 10% + VAT of the rent per month.
- In other locations such as Bansko and Sunny Beach we charge a flat rate of 300 euros + VAT per year.
In Bulgaria, like in other parts of Central & Eastern Europe, we operate our unique "hands-off" property management service. Our Bulgarian property management service integrates seamlessly into our online systems to provide a pan European property management service from a single provider.
Our "Hands-off" Property Management Service - how it works:
Our "Hands-off" property management service is designed so that, after the initial setup of the service is done, an investor should need to do very little apart from read their property management report and collect our regular payments, both of which we send monthly.We look after all the property management details, for example:
- tenant finding & rental contracts
- handover protocol to ensure tenant has keys, pays rent correctly, records utility meter readings, inventory
- management of the property
- maintenance of the property
- 24/7/365 service for tenants and essential maintenance
- 24/7/365 online access for landlords to property details
- all landlords can call UK phone number and can speak to their property manager in English
- communication available in multiple languages eg English, Spanish, Czech, Bulgarian, Russian, Romanian
- hold keys and property documentation
- rent collection
- rental deposit arbitration
- act as first point of contact for the tenant
- chase tenants for any unpaid rent
- organise property insurance
- organise energy performance certificates
- sit on the owners committee for the building
- keep track and account for all payments and bills related to the property
- open a local bank account (if required)
- pay annual property taxes on behalf of the investor
- pay any other local taxes (such as council tax, garbage tax etc) where relevant
- ensure annual tax returns are filed for the investor
- crucially, we even pay all of the bills (such as service charges, electricity, gas & maintenance) on behalf the investor (eg if bill payment details change we handle it automatically, so you don't have to worry). Not only is this less hassle for the owner but it saves you bank fees and makes the end of year accounting much easier.
In essence, our property management service does everything for the investor related to running the property.
All of the details of your property can be viewed at any time of the day or night via our unique online property management system.

Completion, Kitchens & Furnishing
We provide a full Bulgarian property mangament service to get your property up and running. All of our services are competitively priced, designed and tailored to the needs of your the property and your budget:  1. Completion Service:
        - gets investors properties completed smoothly and efficiently
        - includes snagging, handover, utility bill transfer, tax registration, service charges & insurance
  2. Fit-out:
        - some Bulgarian properties are sold in an unfinished state
        - we provide a full fit-out service to finish your property with tiles, paint, doors etc
  3. Kitchens:
        - full kitchen design & installation
  4. Furniture:
        - "essential" furnishings (lights, blinds, washing machine)
        - "complete" furnishings (for a fully furnished property)

Bulgaria Rentals
Thanks to the flood of foreign investors in Bulgaria since 2003 there are numerous rentals agents in Bulgaria - however the quality of service provided can vary widely!We provide a full and proactive Bulgarian rental service for landlords.
- for long lets, eg in Sofia, we charge one month's rent + VAT
- for short lets, eg in Bansko & Sunny Beach, we charge 20% of the rent + VAT for our property management clients and 25% of the rent + VAT for our non property management clients
