Bulgarian Ski Property Market Overview
The problems founds on the Bulgarian coast also exist to a large extent in the Bulgarian ski resorts.
The same conditions of cheap land, overinflated prices and huge commissions sucked in foreign buers to the main three main ski resorts of Bulgaria – Bansko, Borovets and Pamporovo.
Over building has led to a situation where prices are now falling and in some cases lower than prices 3 years ago.
Planning restrictions have started to come in, although a little late, to restrict supply.
The winter ski season attracts a large number of visitors which the current lift system struggles to cope with.
In practice a summer season barely exists and most people stay at one of the many hotels who offer rooms at discount rates.
There are plans to improve the local infrastructure in the ski resorts. Roads have already been built, there is talk of a new airport somewhere near Bansko and more ski lifts will eventually make their way on to the slopes.
The ski resorts rate only marginally higher than a Bulgarian coast investment, but we would only recommend purchasing here if you really like to go ski regularly in Bulgaria and you are not worried about making any money on the investment.
