Most cities in the Czech Republic have seen substantial property price growth over the last couple of years, and the Czech third tier cities are no exception. In fact, many of the Czech third tier cities outperformed Prague and Brno in terms of price growth. Cities such as Ceske Budejovice, Liberec, Plzen, Olmouc and Hradec Kralove, all performed remarkably well.

In the short term, like the rest of the Czech Republic growth will be negative. Medium term we do not see any potential extra growth one may achieve in such locations enough to outweigh the slightly relatively higher risk, the lack of a mature rental market and the extra hassle as a foreign investor.

That said we expect these Czech third tier city locations to continue to perform well over the coming years, once the economy turns around.
