Czech Republic Property - EU Cards


Our property services in the Czech Republic

There are two ways of purchasing property investments in the Czech Republic:

1. Purchase Czech property in your own name (EU Card)
NOTE 1: most EU citizens will no longer need an EU card to buy property in the Czech Republic from the 1st May 2009.

NOTE 2: some Czech banks still currently require an EU card in order to get a mortgage in the Czech Republic.

Purchasing property in your own name (with an EU Card) is by far the easiest and cheapest method.

Czech law still forbids foreigners (without residence) purchasing directly, hence one needs to obtain a temporary residence permit (also known as an EU Card).

We can do the whole process for you, though you will need to come to the Czech Republic to pick it up when it is ready. Due to new rules the process takes just over a month.

We arrange EU Cards for our clients cheaper than anyone else on the market.

We charge 19,000 CZK (plus 19% VAT) for a full service (including residential address), compared to at least 23,000 CZK (plus VAT) for the next cheapest provider (some charge over 35,000 CZK!).

You can pay in Czech Crowns or British Pounds.

Note: than an EU Card is only required per person (not per property). If you are purchasing with a partner your partner will also need an EU Card.

2. Purchase Czech property through a company
Purchasing the property is more expensive (both initially and on an ongoing basis) and complicated. These days this option is more favoured by large investors (particularly those using off-shore structures) and investors who don't currently have residency in the EU (and thus can't get an EU Card).

We can help with the set-up of a company (either buying purchasing off the shelf or forming a new company).
