Traditionally the Czech Republic has had one of the strongest rental markets in Central and Eastern Europe.

Over the last two years there has been a clamour to buy property and thus the rental market has stagnated.

We predict that this rental market stagnation will continue for another year, before increasing again.

In 2005/2006 rental yields of 8-10% were possible.

Nowadays a rental yields are more of the order 4-6%, typically around 5% depending on the project.

This is still relatively healthy compared with some other European locations, though would still leave the investor with a small monthly shortfall, however, this is more than offset by the strong capital growth the Czech Republic is currently experiencing.

Prague's rental market is quite well developed and rental prices range from around 200 - 500 CZK/sqm/mth.

Brno has always had a strong rental market, mainly due to many jobs being created by companies moving to the city and a lack of supply of property and a steady supply of students.
