Poland has a vibrant property market driven by strong domestic demand. Rentals yields are generally sufficient to cover the mortgage, and mortgages remain available to foreign investors. The fundamentals of the Polish property market remain strong and Poland still remains one of the best investment locations in Europe.

Poland property market overview

The Polish property market was one of the best performing markets in the world between 2004-2007. Since then prices have steadily declined. Poland came out of the financial crisis remarkably well and is a testament to its careful economic management. Prices of sales and rentals are now at a low point and are likely to increase from here on in.

Poland Economy

Since 2003 the Polish economy performed well until the global financial crisis hit. The Polish economy showed its relative strength by not needing much assistance during the crisis and is likely to continue to perform well over the coming years.

Poland Property Prices

Property prices in Poland boomed between 2004-2007, and then fell year on year until 2010. Prices are now at a low point and are likely to increase.

Poland Property Tax

Polish property taxes are generally neither high nor low. Purchase taxes are around 3-4%. There is a very small annual real estate tax and capital gains tax.

Poland Mortgages

Mortgages conditions for foreigners have toughened over recent years due to the falling property prices and financial crisis. It is still possible to obtain mortgages of 70-80% LTV with interest rates of between 5-8% (depending on the currency). Currently no interest only mortgages are available in Poland.

Poland Rental Market

When Poland joined the EU in 2004 yields of 6-8% were possible. These then fell dramatically to 3-4%. Due to falling prices and a slightly increased demand for rentals yields have since picked up (dependent on the location). We have a full rental program for landlords in Poland.
